Electrical inspection when selling

Selling or buying a home? What the rules say, what happens after a failed inspection, and how I help you put the installation right.

What the rules say

  • The inspection applies to old installations that haven't had a conformity check since 1 October 1981.
  • The seller has the inspection carried out by an approved inspection body. The report is handed to the buyer when the deed is signed.
  • No inspection if seller and buyer agree that the installation will be completely renewed or the home demolished. This is written in the deed, and the buyer informs the Directorate-General for Energy of the FPS Economy.
  • Negative report: the buyer has 18 months from the deed to put the installation right and have it inspected again by the approved body of their choice.

Frequently asked questions

Is the inspection compulsory for every sale?

For old domestic installations that haven't had a conformity check since 1 October 1981. If in doubt, ask your notary or an approved body.

What if the new inspection fails again?

The remaining points must be fixed without delay. The same body comes back to check within one year at most; if faults remain, it informs the Directorate-General for Energy.

Are diagrams of the installation needed?

Yes: the single-line diagram and the layout plan are requested at the inspection. I draw them or bring them up to date.
